SELECTING A HOME BUILDER
Basically there are three types of home builders to choose from :
- The Production Builders
These companies build the same floorplans over and over and we all like to call them cookie cutter homes. They can build efficiently and have systems in place to create consistency at a great price most of the time. Normally, these builders offer many upgrades, which can cost a premium. Their business model is based on a more streamlined process and therefore the client experience may not be as personal or hands on. Production builder have most of the lot availability because they are most of the time developing there own subdivision and always have lots coming available- not big lots normally but they have lots. - The Semi-Custom Builders
These builders also have floorplans that clients may select from but modifications and personalization’s are allowed most of the time. Clients get to have more say in finishes and options. The builder is more hands-on, even if they have superintendents on job sites during construction process. Semi-Custom is a more middle of the road type of price range. A great thing about Semi- builders is they have access to lots most of the time if you still need land. - The Custom Home Builders
If you have your own land or want to build off the grid not in a subdivision this is defiantly the way you want to go. True custom home builders build each home uniquely for each client. Most of the time never building the same home twice. Price and size do not determine if they are a custom builder. Most builders consider themselves custom builders, but the reality is that very few are. Custom homes are normally also where you purchase a lot, design the home, and hire a builder of your choice. This can be a more expensive way to build but just depends on the land you choose and the builder you choose. The great thing is- you will get exactly what you want and get to be more hands on during the whole process as much as you would like.
